This can be from friction (by virtue of its anatomy), irritation from the products we apply (e.g., deodorants or antiperspirants), or procedures we do to it (e.g., cleansing, shaving, plucking), to certain medical conditions such as obesity or diabetes which are prone to the development of what we refer to as acanthosis nigricans (dark, almost velvety underarms).

On the other hand, niacinamide acts by stopping melanosome transfer from melanocytes (pigment cells) to keratinocytes (skin cells), another process by which hyperpigmentation develops. The nice thing about niacinamide is that it also offers a lot of other benefits such as anti-oxidant properties, sebum regulation, barrier protection.
